Firstly
we consider photographs of your property both inside and out.
If you have started marketing already then the Estate Agent details online are a
good start - but chances are they will have left out any problem
rooms or spaces so we will request additional photos if you can
provide them. We will also ask for some basic
information on the property so that we can compare property
competing for buyers in your location. A House Wow Property Consultant will then
telephone you at a time convenient to you to give you advice on how
best to present the property for sale.

How
much will I need to spend to improve my property?
Property
staging is about cosmetic appearance and will not involve large
costs. A
photo consultation provides individual advice tailored to
your property, your location and the current market
conditions. We will
consider any budget which you wish to set and advise you of the most useful way to spend
it on improving the property for sale. If you don't set a budget we will give you
advice which aims to spend the minimum amount we feel is necessary.
What
is included in the Photo Consultation?
Possible
advice may include suggestions for best layout, room use and
location of furniture, focal points, declutter, what to
remove and what to retain, any redecoration or freshening paint. Suggestions
for new purchases will usually be for accessories which you can take
with you after the sale. We may suggest new mirrors, art
work, cushions, lifestyle accessories or bedding giving types, colour
ranges and styles. We will advise on property frontage and
garden areas with general advice on presentation. All suggestions
are aimed at adding wow factor for the buyer.
What
size of property is included?
As
a rule of thumb we would advise on changes to the key areas
requiring change in an average
sized 3 bed property. This will include our consideration of
the photographs provided and our research time plus up to 1 hour of
telephone Consultation. For larger property or those with more
problem areas we would focus on key rooms and areas such as Master
bedroom, lounge, kitchen, kerb appeal and bathrooms.

How
much is the Property Photo Consultation fee?
Just
£79.50. That's less than the cost of making a mistake with
a paint colour - or making the mistake of painting
when its just not necessary. Many sellers spend money
they don't need to spend when preparing to sell but can fail to tackle the issues that will make a
significant difference to buyers. Our professional advice will help
you to avoid those mistakes.
What
is not included in the photo consultation?
Specific
item makes and suppliers are not detailed in a photo
consultation. For example we would suggest a type of rug and colour
range but not the make or where to purchase it from. We would advise
on a general colour scheme including an actual paint colour and
suggest general colour ranges for accessories but not actual
accessory colours. We will not value property.
Can I receive more advice
and support after the Photo Consultation?
After
the photo consultation service your if you request further support
then your Consultant would be pleased to
advise you on further services including a full written report with
individual items suggested for purchases. You would be provided with a written
quotation tailored to
your individual needs. If you live within the travel location of one
of our UK Consultants we will be pleased to discuss hands on
services including supported declutter, staging and installation
options.
