Property Styling and Home Staging Project
The owners of this 4 bedroom cottage style property had lived there for 20 years but wanted to retire and down-size. Unfortunately it had only attracted six viewings in the 2 years it had been on the market, with no reasonable offers. Priced at £325,000 the vendors Estate Agents had recently suggest a price drop of circa £30,000.
Frustrated by the huge potential drop in value, the vendors contacted Samantha to help them understand what might be holding back their sale and how Property Styling might help.
Samantha worked with the vendors to put together a plan of action detailing which rooms were holding their sale back. With a budget of 1.9% of the asking price agreed work commenced. Samantha and her team replaced carpet, changed furniture and added complimentary soft furnishings. Old furniture that was no longer needed was up-cycled from a dark mahogany to contemporary grey.
Wood veneer doors were replaced with white cottage style panelled doors. Dark woodwork was painted white to reflect light and create the illusion of space. Kitchen walls were painted. The master bedroom was re-dressed and the wood panelled wardrobes painted to create a calm relaxing space.
All replacement soft furnishings and furniture to dress the house were sourced at trade prices and styled with a view that they would be useful in the clients' new home.
The property was transformed to a light bright welcoming space that subsequently sold within 2 weeks of returning to the open market.
