Carrying out some home improvements may not just give your property a new lease of life but may also add to its value. However, before you start spending thousands of pounds building a conservatory, it's worth looking into exactly what will add value to your home and what won't. 


Whether you're thinking about selling your home online or you're just wanting to do some work that will add value to your property for the future, here are some helpful tips as to what can add to its value. 


What Did Estate Agents Say? 

When surveyed by the National Association of Estate Agents, 50 per cent of estate agents suggested that adding another bedroom to a property was the best home improvement people could carry out, with loft conversions being the ideal option. A third said the best value was added by a kitchen, while others suggested turning a garage into a living area or building a conservatory. 


Creating a Loft Conversion

9 to 10 per cent can be added onto a property value by using a loft conversion to create another bedroom, as this won't eat into any living space but will create further rooms in an otherwise wasted space. Small loft conversions generally cost around £15,000 with larger ones being more in the region of £25,000 to £40,000. 


Installing a New Kitchen 

As the hub of a home, a lovely kitchen can be a huge selling point in a property, so it can often be worthwhile to create a neutral space that will appeal to a variety of tastes. When people view properties it's often the kitchen that is most heavily criticised, with the cost of installing a new one being taken into consideration when negotiating the asking price. Therefore, if you can make sure viewers find an attractive kitchen space that they could move straight into, this will help to achieve that higher price you've been looking for.  Average kitchens cost approximately £8,000 but taking the time to install one could increase the value of your property by 6 per cent. 


Building an Extension

The size of an extension can vary, from adding a room downstairs to building a two-storey extension that doubles the size of the property. Due to this huge variance, it can be difficult to pinpoint exactly how much they'd cost and what value would be added but when done well and with good-sized rooms, these can be a major plus when selling your home.
